The advantage of the sensara being paid separately is that the buyer’s fee won’t be added to the property price, which would otherwise increase the taxes. (Sensara is the Maltese word for traditional broker.)
It doesn’t make sense for the buyer and vendor to be taxed on the agency fee as part of the property price.

Rental decisions happen faster with us because, unlike in Malta, tenants in most other countries typically don’t pay agency fees. Our tenants appreciate this fair approach, as it’s less daunting to come up with just the deposit and first month’s rent, rather than a large lump sum that includes agency fees.
We aim to minimise vacancy periods for your property because we understand it’s competing with similar listings. We also prioritise referrals, as your continued success is important to us.
When dealing with other real estate agents, you’ll often find they charge both landlords and tenants 50% of one month’s rent, plus VAT, as their commission. However, it’s essential to confirm the exact fees directly with your agent, as these charges can vary.
